TERMS AND CONDITIONS

--------------------
Check In
========
Check in is at 4:00 p.m. EST or later. Please do not attempt to check in early
unless prior arrangements have been made. Availability of early check in is
rare, especially during peak season. In some cases (if there are not back to
back bookings), the cabin may be available for early check-in. Please email to
find out if that is a possibility. Access information for the cabin, including
the address/directions and information about the key code, will be sent after
receiving final payment.
Any damage noticed upon arrival should be reported to the owner immediately.
If damage is not reported, you may be charged for the cost of the repair.
All general maintenance should also be reported so the unit can be kept in
good repair.
Check Out
=========
Check out is at 10 a.m. EST. No exceptions, please. Housekeeping must be able
to enter the cabin at 10 a.m. Realize that they only have a limited amount of
time to get the cabin ready for the next guests, so please be on time. If you
have not left the cabin when housekeeping arrives, you will be charged a fee
of $100. If your late check out prevents the next guest from checking in, then
you will be charged for an additional night.
Items Left Behind
=================
We are not liable or responsible for items left behind, lost, or stolen. If
you leave an item after checking out and wish to have it returned, please call
us as soon as possible. We will inform you of the shipping cost and, with your
approval, deduct the costs from your damage deposit refund to cover the expense.
Reservation/Damage Deposit
==========================
A security deposit of $200.00 is required to hold your reservation. You will
be asked to pay the deposit by credit card at the end of the online booking
process. When you arrive for your stay at our vacation home, the security
deposit automatically converts to a damage deposit. This deposit is fully
refundable within 7 days of your departure if the following conditions are met:
1. No damage to the cabin or its contents beyond normal wear and tear.
2. No items are damaged or missing.
3. No early check-in or late check-out unless approved in advance.
4. All trash is put in the outside trash cans.
5. All dishes are washed.
6. Pet hair is not excessive resulting in cleaning surcharges.
7. Linens are in good condition and none are missing.
8. Movies, books, and board games are not missing or damaged.
9. No damage to the hot tub or hot tub cover.
10. No damage to the pool table or accessories, and none missing.
11. No smoking has taken place inside the cabin.
Photo ID
========
The person making the reservation must provide a copy of their driver's license
or other government issued photo id before access to the cabin will be given.

Pets
====
Pets are permitted to stay in the cabin with prior permission and payment
of a $50 fee per pet. Pets must be crated when left alone in the cabin.
Dogs must be current on shots, flea and tick preventative. Puppies, cats or
any pet that is not housebroken are not allowed. Any damage caused by a pet
is the responsibility of the guest and will be deducted from your damage
deposit. Any surcharges from our housekeeper for cleaning of excessive pet
hair may be deducted from your damage deposit. There are hand and floor
vaccuums and other cleaning supplies available to clean up after your pet.
Payment Schedule
================
A reservation/damage deposit of $200.00 is required to hold your reservation.
The balance of rent and any other fees are due 30 days before you arrive. You
can mail a check for the balance or pay with a credit card online. We accept
MasterCard, Visa, and Discover. Information will be emailed to you with the
address for mailing the balance. A reminder email will be sent 7-10 days
before your last payment is due. If you are booking within 30 days of arrival,
the total amount is due at the time of booking. If a personal check is
returned for non-sufficient funds, fees will be added in the amount charged by
the bank.
Cancellation and Refund Policy
==============================
Cancellations made more than thirty (30) days prior to the arrival date forfeit
the reservation deposit. Cancellations made within thirty (30) days of the
arrival date forfeit the entire advance payment. If we are able to rebook your
dates, however, we will refund you up to the amount of the rebooking less a $50
cancellation fee. Any changes that are made more than thirty (30) days prior to
the arrival date will not be penalized. Any changes made within (30) days of
the arrival date that result in a shortened stay or change of dates may result
in loss of entire advance payment. We also reserve the right to cancel your
reservation if your payment is not received in full, thirty (30) days prior to
your arrival. No refund for no shows, bad weather, late arrival, or early
departure. Travel insurance is available at www.insuremytrip.com, and we highly
recommend you purchase it.
Credit Card Authorization
=========================
I understand and consent to the use of the credit card provided without
original signature on the charge slip, I understand that by "clicking" that I
have read the terms and conditions of this property, I am bound by this
agreement and I have signed "electronically, and that this Credit Card
Authorization cannot be revoked and will not terminate until 90 days after
leased premises are vacated. Charges may include damages beyond normal wear
and tear, missing items, excessive cleaning charges, and unreturned keys and
Chalet Village guest passes.
What We Supply
==============
When you arrive, the cabin should be clean and ready for your use. If there
is a problem, please call us immediately at (513) 319-1280, and we will do
our best to correct the situation. We supply the cabin with the following
items sufficient for 8 guests (4 guests if renting on our 1BR Rental Program):
-Bath towels
-Wash cloths
-Hand towels
-Dish towels
-Dishwashing liquid
-Dishwasher detergent
-Hand soap
-Paper towels
-Toilet paper in each bathroom
-Linens for each bed and sofa bed
-Laundry detergent
-Small bar of soap for each shower
-Trash can liners
You may want to bring extra supplies of soap, paper towels, coffee filters,
toilet paper, and garbage bags, depending upon your length of stay. Items that
we do not supply that you may want to bring include fabric softener, shampoo,
hair dryer, and towels for the hot tub.
We provide games, movies, and books for our guests. Some of them may not be
suitable for children. Some games may have small parts that aren’t suitable
for very small children. Please do not allow young children to play
unsupervised with the games.
Garbage Pick-up
===============
Trash is picked up after your departure from the bear-proof containers located
by the side of the Entry walkway. If you are staying for a week or longer, then
it will also be picked up at least once during your stay. Please DO NOT put
trash outside on decks or leave next to the bear-proof containers since there
is wildlife in the area.
Smoking
=======
Absolutely no smoking is permitted inside the cabin--NO EXCEPTIONS. If you
smoke on the deck, please do not throw your butts or drop ashes over the
railing. Make sure all butts are out and place them in the outside garbage can
before departure. Evidence of smoking inside will result in loss of entire
damage deposit to help cover the costs of eliminating the smoke odor. This
policy is STRONGLY ENFORCED.
Hot Tub Warnings
================
-Use of the hot tub is at your own risk.
-The following persons should not enter the hot tub without doctor’s consent:
Pregnant women, babies and young children, or people with heart disease,
diabetes, high or low blood pressure.
-Children must be supervised at all times!
-Shower before and after entering the hot tub.
-Limit use to 20 minutes at a time to prevent nausea, dizziness, and fainting.
-Never put more than 6 people in the hot tub at one time.
-Do not use while under the influence of alcohol, narcotics, or other drugs
that can cause drowsiness or influence blood pressure.
-Discoloration of jewelry and fabrics can occur.
-Never sit or stand on the hot tub cover.
-Never put lotions, oils, or soaps in the hot tub. This could cause severe
damage.
-Enter and exit the tub slowly and carefully.
-Always put the hot tub cover back on the hot tub after each use.
House Parties, Receptions, and Noise
====================================
House parties are strictly prohibited and are grounds for immediate eviction.
Disturbing the peace is also grounds for eviction.
Occupancy
=========
The cabin is to be occupied by no more than 8 persons (4 persons if renting
on our 1BR Rental Program) at any time. You must be at least 21 years old
to rent this cabin. No chaperoned groups. Any reservation obtained under
false pretense will be subject to forfeiture of advance deposit and/or rental
money and the party will not be permitted to check in.
Maids
=====
There is no daily maid service. If you stay longer than a week, our cabin
service people will check the water in the hot tub and service it if needed.
Maintenance
===========
We do everything possible to keep all equipment in good working order.
Nevertheless, it is impossible to guarantee that all appliances, hot tubs,
TVs, fireplaces, internet service, etc. will be in working order 100% of the
time. We do guarantee to make every effort to correct all problems as soon as
possible during normal business hours. Report all maintenance problems
immediately to "Y" Us Cleaning at (865) 582-1330 or (865) 582-1331. Please
limit these calls to normal business hours unless it is an emergency. We
reserve the right to perform exterior and/or interior maintenance during your
stay. If a service call is necessary, we will do our best to avoid any
inconvenience to you. We do not offer any discounts, refunds, or credits for
mechanical malfunctions.
Winter Weather
==============
During winter months road conditions may require a 4-wheel drive vehicle or
chains on your tires if snow or ice is on the ground.
Bears
=====
Please be aware that there are bears living in the area around the cabin, and
bear sightings are common. Remember that bears are wild animals and are
unpredictable. You may view them from a distance, but do not approach them.
And, please, never feed them. It is dangerous, and it is also very harmful to
the bear.
Falsified Reservations
======================
Any reservation obtained under false pretense will be subject to forfeiture of
deposit and/or rental money and the party will not be permitted to check in.
Additional Terms and Conditions
===============================
GUEST assures the LESSOR that the tenants will observe all conditions and
terms of this lease as to maintaining the premises in good order and
appearance and will conduct themselves in a manner inoffensive to neighbors.
GUEST assures the LESSOR that any tenant who violates any of the terms of this
Lease shall be immediately denied occupancy and shall remedy any damages or
other expenses, which are caused by the tenant and/or the tenant's guest(s).
GUEST agrees that any tenant who is found using drugs or allows others to use
drugs on the premises will be immediately denied continued occupancy at these
premises.
GUEST and/or their guests shall not disturb, annoy, endanger, or inconvenience
neighbors, nor use the premises for any immoral or unlawful purposes, nor
violate any law or ordnance, nor commit waste or nuisance on or about the
premises.
GUEST agrees that during the term of this lease and such further time as
he/she occupies the premises, he/she will keep the leased premises clean and
free of trash, garbage, and other waste; and all pipes, wires, glass, plumbing
and other equipment and fixtures in the same condition as at the beginning of,
or may put in during the term of the lease, reasonable wear and tear and damage
by unavoidable fire and casualty only exception.
GUEST agrees to indemnify and save LESSOR harmless from all liability, loss or
damage arising from any nuisance or harm made or suffered on the leased
premises by the GUEST, tenants, or guests or from any carelessness, neglect,
or improper conduct of any persons entering, occupying or visiting the leased
premises.
GUEST agrees that he/she shall not paint or make alterations to the property,
including changing existing locks or adding new ones, without the LESSOR'S
written consent.
Upon not less than 24 hours notice, GUEST shall make available to LESSOR or
his agent for the premises of entering to make necessary or convenient repairs
and to show the premises to prospective tenants.
In an emergency, LESSOR or his agent may enter the premises at any time
without securing prior permission from GUEST.
GUEST may not let, sublet or assign this lease for all or any part of the
premises without prior consent of the LESSOR.
If GUEST abandons or vacates the premises, LESSOR may at his option terminate
this lease, enter the premises, and remove all property.
In the event that any action shall be commenced by either party arising out
of, or concerning this lease or any right or obligation derived there from,
the prevailing party shall be entitled to receive attorney's fees as fixed by
the Court in addition to all relief at law or equity.
Either party may terminate this lease in the event of a violation of early
provision of this lease by the other party in the manner and as provided by law.
The Policies and Procedures above are meant to protect our guests and owners
alike. All guests, as well as owners are required to conform to all Policies
and Procedures.
GUEST assumes full responsibility for fulfilling the terms of the lease for
the period stated and assure the LESSOR full recourse for the payment of any
amount outstanding from the total amount due in accord with the terms as
stated above including any outstanding or unpaid charges that are the
responsibility of the GUEST.
Any exceptions to the above mentioned policies must be approved in writing in
advance.
Rates, terms, and conditions are subject to change without notice.
I have read and understand the above rules and regulations. By booking this
property, I am agreeing to all terms and conditions in this document. I am at
least 21 years old and I am responsible for any and all damages that occur to
the property or its contents by me or any other member of my group while I am
the registered occupant of the property. I accept full responsibility for
damages, fees, or extra cleaning charges should they be found during or after
my departure.
